Conveyancing fees mortgages and remortgages

Our fees cover the work* required to complete the mortgage or remortgage of your existing property, including dealing with registration at the Land Registry.

The precise stages involved in the mortgage/remortgage of a residential property vary according to the circumstances. However, the list below highlights the main stages which may be included in our work:

  • Take your instructions and give you initial advice
  • Carry out searches
  • Obtain further planning documentation if required
  • Give you advice on all documents and information received
  • Obtain mortgage repayment figures for existing mortgage (if applicable)
  • Advise you on the conditions of the mortgage offer
  • Arrange for final documents to be signed by you
  • Agree completion date (date from which your new mortgage comes into effect)
  • Arrange for all monies needed to be received from lender
  • Complete mortgage (draw down mortgage funds)
  • Repay any existing mortgage (if applicable)
  • Deal with application for registration of the mortgage at Land Registry
  • Send you any excess funds (if applicable)

* The above estimated fees are given on the basis that the following points apply;

  1. this is a standard transaction and that no unforeseen matters arise including for example (but not limited to) a defect in title which requires remedying prior to completion or the preparation of additional documents ancillary to the main transaction;
  2. the transaction is concluded in a timely manner and no unforeseen complications arise;
  3. all parties to the transaction are co-operative and there is no unreasonable delay from third parties providing documentation; and
  4. no indemnity policies are required. Additional disbursements** may apply if indemnity policies are required.

Anticipated Disbursements ** (for leasehold properties only)

There are certain disbursements which will be set out in the individual lease relating to the property. We will update you on the specific fees upon receipt and review of the lease as these disbursements can on occasion be significantly more than the ranges we have given. The disbursements which we anticipate will apply are set out below.  This list is not exhaustive and other disbursements may apply depending on the term of the lease.

  • Notice of mortgage fee (charged by the Landlord) –Often the fee is between £50 and £125
  • Certificate of Compliance fee (charged by the Landlord) – To be confirmed upon receipt of the lease, as can range between £60 and £250.

**  What are Disbursements?

Disbursements are costs related to your matter that are payable to third parties, such as search fees. We handle the payment of the disbursements on your behalf to ensure a smoother process.

How long will my mortgage/remortgage take?

How long it will take from instructing one of our solicitors or conveyancers until you can complete the transaction will depend on a number of factors. The average process takes between 6-12 weeks.
